Appraisal
An appraisal will be ordered and completed by a qualified appraiser. Neither you or your lender have the option to choose the appraiser. The lender orders the appraisal thru an appraisal management company (AMC), who then sends the order out to a pool of appraisers. Once the job is accepted, the appraiser will either contact us or the listing agent to set up a time to see the house. Appraisal fees range from $700-$900 and the lender will have you pay this upfront. It can take anywhere from 1-3 weeks upon completion of the appraisal until the report is received by the lender.
Waiting
Now comes the waiting game. During this time of your transaction the lender is completing all his/her paperwork, the Title Company is doing a title search on the property, any repairs on the property are being made, and we are waiting for the appraisal to be completed and returned to the lender. You will be receiving documents from the title company during this period. Please complete any requested information and signatures and return to the Title Company as soon as possible. Documents may include the following: CC&R’s, Preliminary Title Report, homeowners insurance and lender information. If you have any questions regarding these documents please give us a call. This stage can take anywhere between 1 – 6 weeks depending on the length of the agreed upon closing date.
