Home Inspection
It is your choice whether or not to have a home inspection, but it is always recommend. It is also recommended you chooses a licensed home inspector. We highly suggest you be at the home inspection, if at all possible, as this is important information regarding your new home.
 
  • General Home Inspection
This will cover most items in the home and will give you a list of maintenance items, recommendations to inspect further with a    qualified professional or safety concerns. This information can save you a lot of money or from buying a home that you’ll regret      later.

   Cost:  Ranges between $450-$600 (dependent on the size of home)
   Time:  Typically lasts 3-4 hours 
 
  • Sewer Scope   
You may also choose to have a sewer scope, where a camera is run the course of the sewer line, from the house to the            connection to the city main. Even newer sewer lines can have issues from time to time, so this is money well spent.  A sewer inspection is looking for leaks, root penetration, sagging lines (which can lead to clogs/back up) and pipe deterioration. A sewer inspection will also detect rare instances of “party” or “shared” sewer lines. The line will get a pass/fail based on the findings.

   Cost:  Ranges between $150-$225
   Time:  Typically lasts 30 minutes 
 
  • Radon Test
​Radon is a colorless, odorless, tasteless, and chemically inert radioactive gas. It is formed by the natural radioactive decay of uranium in rock, soil, and water. It can be found in all 50 states. Testing for it is the only way of telling how much is present. The EPA recommends mitigation for average indoor levels above 4.0 pCi/L.  For more Information: http://www.epa.gov/radon/

   Cost:  Ranges between $150-$225
   Time:  48 Hours
 
Depending on the type of property, our initial visual inspection of the property and the professional home inspectors recommendations, you may elect to perform additional inspections. Below are a few common inspections that may be recommended.

Inspections for properties with wells and a septic tanks vary. We will discuss them as needed.
